The work of a Technical Manager is a combination of listening to residents, troubleshooting and mobile work

Petri Turunen, Technical Manager

As a Technical Manager, I see to repairs in apartments, major move-related renovations and annual property repairs, such as planned repairs made indoors, outdoors and in yards. These include, for instance, stairwell painting jobs, sauna renovations, lock rekeying or facade element seaming. I am responsible for organising the tendering for these projects and then managing them.

When I come to work, I never know what the day will bring: residents’ fault reports cover a wide range of issues that I must solve. For instance, it may be that water has started dripping from the ceiling during night, which means we need to find the cause of the water damage right away in the morning. In that case, my job is to order a humidity survey, contact the resident and see to any further actions necessary.

The best aspect of my work is to solve different problems and make the resident happy and satisfied with living in our apartment.

I visit properties almost daily, checking the fault reports submitted by residents, the maintenance company and rental managers. In matters big and small, we must listen to the resident and remember that it is their home we are talking about. The best approach is to listen to and talk with the resident.

You might think the job is always the same, day in day out, but something new that we have never seen always comes up. The best aspect of my work is to solve different problems and make the resident happy and satisfied with living in our apartment.

I have worked in the property sector throughout my career and now for seven years at Kojamo. I like working here because I get to move about enough and the balance between working in the field and at the office is just right. Of course, I am also motivated by nice colleagues and a great team.
