Kojamo is a pioneer in the use of artificial intelligence in the real estate industry

Kojamo has taken significant steps towards improving the energy efficiency, customer experience and operational efficiency of Lumo homes with the help of artificial intelligence for several years.

Kojamo has been using artificial intelligence to improve the efficiency of its operations for several years. The use of artificial intelligence has benefited all parties: the company, customers and nature.

Artificial intelligence optimises living conditions

Kojamo took its first significant steps in 2016 by testing AI-based apartment heating optimisation in the first Lumo buildings. It is a solution that automatically controls the heating in the building based on the actual temperature in the apartments, the energy demand and the weather forecast.

The experiment yielded such excellent results that the optimisation solution was soon deployed more widely.

The solution has had a significant impact on improving indoor air quality and the comfort of living while also reducing the energy consumption of the buildings and the carbon footprint of Lumo homes. At the same time, this has brought Kojamo significant savings. So far, the innovation has reduced the heat consumption of Lumo buildings by 7 per cent.

“Artificial intelligence helps us to act smartly for the benefit of everyone involved,” says Tuomas Kaulio, Chief Technology Officer at Kojamo.

Energy solutions utilising artificial intelligence have been actively developed with partners.

Thanks to the automated analysis of EG EnerKey, EG’s leading energy management system, Kojamo is now able to identify more easily energy-saving opportunities that are significant for both business operations and sustainable development. 

Artificial intelligence helps customers in everyday living

In 2023, Kojamo launched the AI-based Apartment Agent. It was a new feature of the Lumo webstore, designed to help customers find the Lumo home of their dreams easily with the help of a recommendation algorithm based on artificial intelligence. In the rental housing market, it was the first of its kind.

“Customers expect fast and personal service. The AI agent is always available and can suggest options that suit the user’s exact needs. It’s modern customer service at its finest,” says Kaulio.

The Apartment Agent has already helped thousands of customers find a home that meets their wishes, and has convinced several thousand to send their contact details to Lumo homes to discuss their housing needs. The service will be further developed with the idea of offering more personalised, customer-oriented content to customers who have logged in to the lumo.fi website.

At the beginning of June, Lumo homes launched a new, artificial intelligence-based chat service, Lumo bot, through which Lumo residents and people looking for a rental home can quickly receive service in their preferred language around the clock. Above all, the aim of the revisions is to improve the customer experience through excellent accessibility and service speed. 

AI supports the efficient use of time

In recent years, artificial intelligence has become an increasingly extensive part of the everyday work of Kojamo’s employees as well. The last tangible step is the piloting and deployment of various assistants based on generative AI among Kojamo’s information workers.

AI assistants speed up information-intensive work while reducing manual work. Our employees are able to focus on tasks that add more value to the company.

“Based on short user experiences, the users of AI assistants have already noticed an improvement in their productivity and the assistants have also improved the employee experience,” says Kaulio.

At the moment, Kojamo has ten different AI solutions in active use, and the possibilities for utilising new solutions are continuously being surveyed. Kojamo aims to continue to be a pioneer in the industry.
